MORNING STAR SHINES AGAIN
This historical property, dating back to the 1840’s was famously home to the ‘Morning Star Hotel’. It is positioned on the doorstep of Mount Barker and its rapidly growing population. The property has been lovingly restored to a fabulous standard of presentation to now provide a stunning facility fit for a range of food / function / accommodation style enterprises.
Sitting on a title extending to approximately 2.254 hectares, the property includes the main building, a shearing shed, plus further outbuildings, all surrounded by stunning gardens incorporating beautiful lawns and a grand old oak tree, with outlying paddocks beyond. The main building comprises 4 bedrooms - one with an en-suite bathroom, a main bathroom, sitting-room, sun-room, laundry and large kitchen/family room in what was originally the main bar of the hotel. The kitchen / dining space opens out onto an impressive architecturally-designed alfresco entertainment terrace, complete with feature lighting and a stylish verandah roof that sympathetically mirrors the lines of the original building and showcases its beautiful stonework.
The charming, character-filled shearing shed is the ‘piece de resistance’, providing options for accommodating a function centre or cellar door. In readiness, grease arrestors, disabled access toilet facilities and car parking have already been accommodated for.
The history of the property is a fascinating read. In its early days, the hotel provided coach services, horse exchange, accommodation, and hosted festivity and sporting events. Evidently it was also used as a regular stop-over for the Gold Escorts on their way to Adelaide who reportedly transported 328,09 ounces of gold during the period 1852 to 1853. The Gold Escorts were accompanied by uniformed troopers with sword and pistol….and it is reported that not an ounce was stolen! The property played central focus for the farming district and local community. It formed a convenient and popular meeting place for locals to resolve matters - such as unsatisfactory mail arrangements and the state of the local cemetery. Such matters could all be carried out here whilst enjoying servings of tankards filled with foaming ale. The property hosted horse race meetings, coursing, regular pigeon shoots and numerous land and clearing sales. In later years, the hotel became the establishment for the navies camped near Gemmells. There were some wild times too, so much so that a small jail was built on the premises and a mounted trooper was stationed at the Inn. In 1911 the property was sold and since that time, resorted to a private residence.
The current owner has invested thousands of hours into restoration and has enhanced the property to an irreplaceable standard.
With formal consent in place to utilise part of the main building as short term accommodation for travelers, further approvals have been obtained for a food and functions venue, - eg. café, restaurant, functions, cellar door or associated uses (STCC), accommodating up to 86 people.
The character, the position and the versatility of the property are the main elements that will be recognised by an enterprising operator seeking a classy Adelaide Hills venue. Well positioned to take advantage of the thousands of passing vehicles, as well as the surging local population, the property could suit a winery looking to establish a cellar door presence, a distillery, function centre, restaurant, tapas bar or café. It could even be reinstated back to a pub (naturally all subject to the necessary consents).
The attractive package may also suit a couple or family seeking a home and business combination – with the restoration work completed, the main building provides a character-filled home, leaving the outbuildings and grounds available for an on-site business venture.
We are now seeking a quality operator with vision, passion and flair. Fastidiously restored, repaired and improved, this is a property that is hard not to fall in love with, but only an inspection will show the true appeal of such a unique piece of history - please contact us to arrange an inspection….it will not disappoint.
Offered by way of a new lease on terms to be agreed. For further information or to arrange an inspection, please contact Commercial Property and Business Sales specialists, VENTURE COMMERCIAL RLA 251076:
